AN ESTATE agent is looking for offers in excess of three-and-a-half million pounds for the former Matalan retail unit on Southampton Road.

The retail giant shut their Salisbury doors earlier this year, but owners Freehold Co put in a planning application a fortnight ago to change the 2,793 square metre unit's use.

The asking price of £3,500,000 is hefty and equates to more than £1000 per square metre, but the property is available to let for £400,000 per year

Savills is marketing the unit, which they say is, "[A] modern standalone retail warehouse of steel portal frame construction with a sales area to the front and store and mezzanine to the rear."

The estate agent says the site is situated in the heart of Salisbury’s out-of-town retail hub, nestled along Southampton Road, about half a mile southeast of the city centre.

Trying to entice buyers to the area, Savills says Salisbury, "Boasts a diverse demographic profile characterised by a blend of historical legacy, vibrant community life, and modern influences."

Adjacent to the A36, the warehouse's neighbouring residents include companies like B&Q, Currys and Home Bargains.

According to documents included in the application two weeks ago, Matalan's lease ran out at the site, forcing them to vacate almost 3000 square metre property.

Matalan said in April: "We continuously evaluate our store estate on a case-by-case basis to ensure that we have the optimal mix as an omnichannel retailer.

"This involves exploring new openings – and we currently have five in the pipeline – investing in our existing network of stores, and as on this occasion, select closures."
