A SALISBURY restaurant could be transformed into flats, if a planning application is successful.

Mr and Mrs Henry want to convert the first floor of Fisherton Antiques Warehouse and all of Cactus Jacks Mexican restaurant on Fisherton Street into eight one and two bedroom flats.

The restaurant's beer garden would become a communal garden, and a bicycle shed/storage sheds/bin area would also be created.

'Strong local need for small flats in this city centre'

The applicants say there is a "strong local need for small flats in this city centre".

The heritage statement submitted says the plans are intended to support a "forthcoming planning application for the regeneration of this 650 sqm site located at the western edge of the historic centre of Salisbury".

The proposals retain but alter, in a limited way, all the buildings.

There is also a proposed partial change of use from commercial to residential, retaining the principal retail use at ground floor.

Cactus Jacks is proposed to be converted to residential use and railings added to the area in front of the retained shopfront.

The restaurant's modern awnings will be removed as: "The restaurant's existing shopfront would not be appropriate."

The statement added: "However, this unit is on the very outer edge of the shopping frontage and its continued commercial use is very much in doubt given current shop vacancy and the changing night time economy.

"The unit may lay vacant for some time if not re-used.

"Conversely, there is a strong local need for small market flats in this City Centre location."

'Minor beneficial impacts'

The statement concludes: "On balance, the overall impact of the proposed development upon the designated nearby heritage assets in the Conservation Area is likely to be neutral.

"There is likely to be minor beneficial impacts to the Conservation Area by the removal of the modern awning to Cactus Jacks.

"The alteration to Cactus Jacks frontage by adding railings will be neutral, subject to agreeing the final precise joinery details with the Heritage Officer before construction begins."

Minor alterations would be required to the parts of the property that sit on 26-27 Water Lane.
