THE Boathouse pub has been listed for sale on Rightmove.

The venue, at Mill Stream Approach, closed in February just six months after reopening, with the managers blaming rising costs and a drop in footfall due to the River Park Project have been blamed for the closure.

An Environment Agency spokesperson hit back at the River Park accusations, saying the project was widely promoted and began development before the restaurant reopened.

The listing on Rightmove is for a ten-yeaR leasehold at a cost of £19,500, with annual rent "in the sum of £45,000 free of tie."

The property consists of an "Impressive Ground Floor Restaurant/Bar" which is currently laid out for 36 diners, however, does have space for 50 if it is made to be "diners only."

The "newly refurbished" property has two kitchen areas, as well as a "large" prep room, and a separate retail kiosk which is currently sub-let for £800 per month.

Anyone who wishes to take up the leasehold will have to pay £19,500 which will cover deposit, letting fees and legal costs, they must also expect to pay £45,000 per year in rent.

New owners are "expected to purchase the fixtures and fittings they require."
