TWO PROPERTY consultants have collaborated to be joint marketing agents of a new commercial unit scheme.  

Eight industrial units are to be built in Ringwood.

The units will be located at the newly named Parvaneh Park, Embankment Way.

Vail Williams and Nettleship Sawyer will own units that range in size from 1,507 sq ft to 1,690 sq ft.

Vail Williams sold the site, just off Castleman Way, where there are dozens of businesses on the south side, on behalf of Burry & Knight to Meyson Properties.

Each unit will be fitted with a mezzanine and rooftop solar panels.

They will also be fitted with three car parking spaces per unit and electric vehicle chargers.

The building will have circa 50 kVA of power provided by solar panels.

Dorset Orthopaedic, a private prosthetic and orthotic rehabilitation clinic, has already reserved its space on the site.

With a 15-year lease agreement, the unit will house a carbon-neutral HQ of around 14,000 sq ft.

The new offices will be offered on 999-year leases from £350,000 to £375,000 each.

Bryony Thompson, an associate at the Bournemouth office of property consultancy Vail Williams, said: “Parvaneh Park is ideal for businesses because of the proximity of the A31 to Bournemouth and the west and the east towards Southampton and Portsmouth, via the M27, and Winchester and London via the M3.

“Proving another draw is the historic market town of Ringwood itself, which is 0.5 miles away and is also close to the western edge of the New Forest National Park; Ringwood is a thriving town with retail and leisure facilities.

“Major companies in the immediate area include Elliotts, McCarthy & Stone, Premier Inn, Lidl, David Lloyd, and Anytime Fitness.”

Steve Tomkins of Nettleship Sawyer said: “Given the specification of the industrial units, and the strategic location, we anticipated keen off-plan interest from investors and owner-occupiers and this proved to be the case.”

Construction is expected to begin imminently and expected to be completed and ready to house offices by next spring.
